Tenant Rental Criteria Guidelines

The following guidelines are established to ensure that all prospective applicants for a property will be treated equally. We currently do not accept comprehensive reusable tenant screening reports. Completed applications are accepted on a first-come/first-served basis. All applications must be submitted at the same time. Backup applications can be accepted. Ask office for details. Valid Picture ID such as Driver’s License or ID card or Passport, and Social Security Number are a requirement of the screening company.

Last month’s rent may required (depending on the home). Payment arrangements may be made by the office depending on acceptable screening. All adults living at the home must be screened. Any false or misleading information provided by the applicant on rental application or omission of a material fact will result in denial.

Income & Holding fee Requirements

Combined gross monthly income should equal or exceed two or three times the rental amount (depending on the home). Applicant may be denied if there are any other similarly large payments in the remaining amount. All household members have to qualify. If one is denied, all are denied. No co-signers allowed.

A holding fee equal to the security deposit is to be paid within 18 hours of notification of an acceptable screening or the home may be rented to the next applicant. Pet deposit (when applicable) is to be paid in full at the time of the lease signing.

Rental History

A previous residence history is required and verifiable. Family members or friends do not qualify as rental references. Good history of on-time payments of rent and/or mortgage. No Evictions. Money still owing to a landlord or property manager or breaking of a lease may be cause for denial. Apartments do not require previous rental history.

Employment History

All employment must be local and verifiable. (Two most recent month’s paystubs may be required.) Self employed are required to show last year’s tax statement to verify income requirements: 1040 (2 pages) and a Schedule C.

Credit Requirements

Good payment history. Late payments of bills may affect acceptance. All bankruptcies must be discharged. Good payment history after a bankruptcy must be reflected. Foreclosures may be considered if other credit is good.

Court Records

History of criminal behavior may negatively affect tenancy acceptance. Manufacture and/or distribution of Federally controlled substances or a conviction for bodily harm or a conviction for property damage is an automatic denial. If further investigation is required, additional fees will apply.


Rent is due on the 1st of each month. Rent can be paid with check, money order, cashier’s check, or electronic payment.

If you were denied and wish to appeal, please notify the office within 24 hours. At that time, we will explain the steps of the appeal process.
